Underwriting Quick Guide:
- Minimum middle credit score of 640
- Divorce
- Must be finalized and seasoned 30 days prior to closing
- Debt assigned to ex-spouse may be excluded from ratio
- Child support payment must have 6 months track record and child must receive for the next 36 months to count as income
- Manufactured, Earth Berm, other unique properties, raw land and working farms do not qualify
- Co-signers can be used to offset income but not poor credit
- Leased land
- The lease must be reviewed by your attorney and determined to meet Conventional Guidelines
- Money may be used to purchase only the home
- You are not allowed to borrow more than the purchase price for home improvements
- Down payment may be gifted
- If not a gift, the down payment must sit in your account for 60 days
- Secured loan is an acceptable form of down payment
- Part-time employment must have a 2 year history
- Student loan payments must be deferred 12 months from closing to exclude
- Must have a 2 year work history
- College and Military will count towards your 2 years
- History must be within the same field of work, may have multiple jobs, must have been employed 30 days
- Foreclosures and short sales require 3 year seasoning
- Chapter 7 bankruptcies must be discharged for 2 years
- No late payments, collections or judgments after the discharge
- Must have 3 trades re-established and reporting for 12 months
- Chapter 13 can be open, two year rule not acceptable.
